More than 500 landlords who own properties throughout Yamhill County participate in our Section 8 program. Our partners range in size from large property management companies to private owners with as few as one or two rental properties. Our goal is to make landlord participation in our Section 8 program as simple as possible through timely inspections, quick lease-up, prompt customer service and, most importantly, guaranteed rent payments!

Benefits

Landlord benefits of participation in our Section 8 program include:

  • Guaranteed payment of our portion of the rent.

  • Annual housing quality inspections.

  • A chance to help families who need decent, affordable housing.

All in all, our Section 8 program adds an additional $8 million to the rental market in Yamhill County every year!

How it works

Once a participating family has selected, is qualified for and has leased up in a unit, we must inspect the unit once per year for life, health and safety issues. Other than that, we step out of the picture and are not involved in the tenant/landlord relationship. Section 8 tenancies are just like any other private market tenancies in most respects, except that we pay part of the rent.

Forms

We offer specific forms that may be useful to you as a Section 8 Landlord. They include:

Information Update form if you should need to change management company information or have checks and correspondence sent to different addresses. Note: If you have a management company handling your rentals for you, or if you are changing management companies, we must have a copy of your signed management agreement with them before we can release any information or change payment arrangements.

Change of Ownership form if you should buy/sell a unit that has a Section 8 tenant. Note: The new owner must provide proof of ownership, such as copies of closing paperwork, before we can process any change.

W-9 tax form, which is necessary for landlords who are new to us. This form is mandatory, as required by the IRS, to generate proper 1099 income reporting forms at tax time.

Units Available form which we keep on hand at our office for HCV participants who are looking for a unit to rent. This is a great advertising tool for you to get the word out about units you have available to rent, and it's free!

You can download any of these forms, complete them and mail, fax or scan/email them to us. You can also bring them by the office if you wish.
